Furthermore, this hypothetical roofing project requires shingles that carry a minimum 25-year manufacturer’s warranty. For accurate comparisons, the researchers assume a five-square hip roof, custom flashing around two average skylights, and custom cap treatment at the vented ridge.

Cost vs. Value Calculated

For 2016, the resale value of such a roof is calculated at 71.7% of the cost of the project. Furthermore, Remodeling Magazine says that the value recouped is trending up in recent years. While the cost of a full roof replacement, as defined by the magazine, has remained relatively steady since 2009, the cost vs. value index has actually improved over the last four years. That is, those that invest in a new roof today stand to recoup, on average, a larger portion of the job cost.

Many of the 30 remodeling projects are discretionary in nature. However, in many instances, a roof replacement is anything but. Given the fact that many a roof replacement is a necessity, it is reassuring to consider that, on average, the increased value of a homeowner’s property offsets more than 70 percent of the cost of the roofing project.
